02 — What we self-deliver

Our own trades. Our own problem.

Everything below is done by people on our payroll. Subcontracting is where programmes go to die — the fewer companies on your critical path, the fewer excuses reach your desk.

Partitions & ceilings

Drywall, glazed systems, acoustic and clean-room rated. Our own boarders and tapers, so the ceiling grid does not wait on somebody else's van.

MEP installation

First and second fix electrical, HVAC and plumbing. DEWA and Civil Defence approvals handled in-house, not passed to a consultant you have never met.

Joinery

Our own workshop in Al Quoz. Reception desks, wall panelling, fitted storage. Shop drawings issued for your approval before a single sheet is cut.

Flooring

Vinyl, carpet tile, epoxy, LVT and raised access. Subfloor moisture tested and recorded before laying — the step most contractors skip and later blame.

Decoration

Spray and brush finish, wall coverings, specialist coatings. Snag list generated by our foreman before you walk the site, not after.

Authority approvals

Trakhees, Dubai Municipality, DDA, Civil Defence, landlord fit-out approvals. We submit, we chase, we tell you honestly what the queue looks like.

03 — How we work

Four rules. We do not bend them.

Most contracting disputes come from the same four places. We took a position on each one before you walked in.

No variation without your signature
Not a verbal agreement on site, not an email chain, not a note in the minutes. A variation order with a price and a programme impact, signed by you before the work starts. If we did it without that, we absorb it.

The programme is published, not promised
You get the Gantt on day one and a marked-up version every Thursday showing actual against planned. When something slips, it is visible in the same week, not discovered at handover.

One foreman, start to finish
The person who walks the site with you in week one is the person who hands it over. No rotating site managers, no handover briefings between our own staff that you end up paying for in lost days.

Snagging before you see it
Our foreman produces the snag list and closes it before we invite you to inspect. Handing over a job for the client to find the faults is an admission that nobody checked.
